​Zakarpattia Region

Svaliava is a town in the Mukachevo District, located on the Latorytsia River in the picturesque valley of the forested Ukrainian Carpathians. The town’s surroundings are rich in sources of alkaline-carbonated mineral waters similar to "Borjomi."

It is the center of the Svaliava group of balneological resorts, which includes around 100 mineral water springs. Among these are the resorts of Kvitka Polonyny (with "Luzhanska" water), Polyana (with "Polyana Kvasova" water), Sonyachne Zakarpattia (also with "Polyana Kvasova" water), and the resort area of Ploske (with "Ploskovska" water).

​Polyana is a village in the Mukachevo District, located 10 km from Svaliava, surrounded almost entirely by forests. In the vicinity of Polyana begins the Uklyn Pass, where two rivers—Mala Pynya and Velyka Pynya—meet. Nearby, the E 471 highway runs from Mukachevo to Lviv.

​Since the second half of the 19th century, the village has had workshops for bottling mineral water, which has been known to local residents for over 500 years. From 1842 to 1911, "Polyana Kvasova" was awarded 21 times at international competitions as one of the best mineral waters in Central Europe. The mineral water "Luzhanska" also enjoyed high demand in the European market and received numerous diplomas and awards.

​Since the Soviet era and up to the present day, several sanatoriums in the vicinity of the village have gained recognition beyond Ukraine, including "Polyana," "Sonyachne Zakarpattia," and the "Zakarpatskyi Health Complex 'Sonyachnyi'," among others. These facilities operate based on mineral sources similar to "Borjomi," and there is also a bottling plant for "Polyana Kvasova" mineral water.

​Ivano-Frankivsk Region

Bukovel is the largest ski resort in Ukraine. It is located near the village of Palianytsia in the Ivano-Frankivsk region, at the foot of Mount Bukovel.

​The slopes and lifts at Bukovel are located on five mountains: Dovha (1,372 m), Bukovel (1,127 m), Bulchynieha (1,455 m), Babyn Pohar (1,180 m), and Chorna Kleva (1,241 m), offering a total of 75 km of slopes (blue, red, and black). All slopes are equipped with snow cannons, and several are fitted with permanent lighting. During the season, the resort operates 16 modern lifts with a total capacity of 34,700 people per hour, serving 67 slopes ranging in length from 300 to 2,350 m, with a vertical drop of 40 to 285 m.

​In the summer of 2014, Bukovel opened the largest artificial lake in Ukraine, covering an area of 6.8 hectares.

​Lviv Region

Skhidnytsia is a balneological resort located in the foothills of the Ukrainian Carpathians. The resort is renowned for its mineral waters similar to "Naftusia," combined with natural factors such as fresh mountain air and picturesque Carpathian landscapes. The main natural therapeutic factor is the bicarbonate and sulfate-bicarbonate calcium-sodium waters (with a mineralization of 0.5-0.8 g/l), which also contain carbon dioxide, hydrogen sulfide, and other substances. Numerous mineral springs in the form of boreholes are located in the Skhidnytsia area.

​The surroundings of Skhidnytsia also contain significant reserves of peat mud, which can be used for therapeutic purposes. The abundant resort resources of Skhidnytsia provide the potential for the future construction of a large health and wellness complex.

​Long-term studies have shown that the mineral waters of Skhidnytsia effectively treat kidney and liver diseases, salt diathesis, increased and decreased stomach acidity, anemia, diabetes, and other ailments.

Truskavets is a city in the Drohobych District, a balneological resort located in the foothills of the Ukrainian Carpathians at an altitude of 400 m. It lies 84 km south of Lviv and 9 km from Drohobych. The town is the terminal station of the railway line from Drohobych, with trains running from Kyiv and Dnipro, as well as electric trains and buses from Lviv.

​Truskavets is an ecologically clean zone. The area is home to both surface (natural flowing) and underground (extracted) mineral waters from fourteen springs, including "Naftusia," "Yuzia," "Maria," "Sofiya," "Bronislava," and others. The deposit of "mountain wax" (ozocerite) is located four kilometers from the resort in the city of Boryslav. Additionally, there is Truskavets salt "Barbara," which is extracted from highly mineralized brine (salt solution).

​The resort provides treatment for patients with liver and biliary tract diseases, kidney and urinary tract disorders, male sexual dysfunctions, metabolic disorders (such as diabetes and gout), stomach diseases, and more. 

Since the 19th century, it has been known for its healing springs and rehabilitation centers, with around 20 sanatoriums offering 500 to 1,000 beds, polyclinics, a hydropathic establishment, and many small private guesthouses. The city is encircled by a ring road with a radius of about one kilometer, extending 7.4 km (a 15-minute walk from the center).

​Kyiv and Region

Energy-Saving Technologies:

In response to increased demands for energy efficiency, many developers are implementing innovative solutions such as solar panels, heat accumulation systems, and the use of environmentally friendly materials.

​Impact of Legislation:
The residential real estate market is regulated by changes in legislation, including stricter requirements for building permits and safety regulations.

​Commercial Real Estate:

Market of Office Spaces:
The development of modern office centers continues in Kyiv. The demand for Class A and B offices remains high, particularly among IT companies and international corporations. New business centers are designed for tenant convenience in terms of logistics, infrastructure, and technology.

Retail Real Estate:
Despite the growth of online shopping, physical shopping centers continue to thrive. In the Kyiv region, there is active construction of new shopping and entertainment centers, especially in residential areas and suburbs, compensating for market saturation in central Kyiv.

Industrial and Logistics Real Estate:

The demand for warehouse spaces and logistics complexes in the Kyiv region remains high, particularly due to the rise of e-commerce and the need for storage and delivery of goods. The area surrounding the capital is attractive to both international and local logistics companies.

Prospects and Opportunities:

Renovation of Old Housing: 
Most of the residential stock in Kyiv consists of old Soviet-era buildings that require renovation or demolition. Renovation programs create significant opportunities for developers.

​Suburban Growth: 
Developers are actively developing projects in the suburbs of Kyiv, creating opportunities for the implementation of large-scale integrated projects with affordable housing and commercial properties.

Investment Prospects: 
Real estate in Kyiv and the region remains an attractive asset for investors, both local and international, due to high rental yields and resale opportunities.

Adaptation to New Reality: 
Considering the current economic challenges and the need for recovery after military actions, developers in Kyiv are seeking new ways to adapt. Building housing for internally displaced persons, restoring destroyed infrastructure, and participating in international aid programs may become important directions.

Poland

Logistics

​The profitability of logistics projects ranges from 15% to 20% per annum in euros. Lease agreements are signed for 10 to 15 years with global companies (all projects are built to suit). The program consists of 30 to 50 facilities in Poland, with a total investment requirement of 70 to 100 million euros. Projects are implemented in phases over a period of 3 to 7 years. 

The first phase includes 5 projects with maximum detailed planning for implementation in 2024-2025, requiring investments starting from 8 million euros. There is an opportunity to invest 30% to 40% of personal funds and secure bank financing for the remaining 60% to 70%. The profitability is calculated after all taxes (excluding capital withdrawal tax).

​The investor enters each project with a signed lease agreement, a preliminary purchase agreement for the land, and a pre-approved bank loan (KYC compliance is required). 

The main investment consists of acquiring the land for the project, covering 70% to 80% of the necessary capital investments in a joint venture (JV) or special purpose vehicle (SPV) that will belong to the investor, followed by bank financing for construction. The construction cost is fixed with the general contractor. Once the project portfolio accumulates to 15 to 20 million euros, the possibility of selling to European funds can be considered.
